Calling artist collectives – secure a shared base at SET Vauxhall
A small number of large studios is now available at SET Vauxhall, offering established collectives and shared groups the opportunity to secure a base within one of London’s largest artist-led cultural centres.
These studios are offered on three-month rolling contracts, with viewings taking place on Thursday 22 and 30 January and immediate move-in available the following week after each viewing.

Why SET Vauxhall?
SET Vauxhall spans 140,000 sq ft at Camelford House on the Thames and is home to over 250 studios for more than 600 artists, alongside project spaces, communal areas, and a growing public programme.
As an artist- and community-led organisation, SET is committed to keeping studios genuinely affordable, accessible, and rooted in care. Joining at this stage gives you immediate access to workspace while directly supporting the phased build and helping SET remain independent - something that allows us to continue offering affordable studios and community-led programming.
For groups already working together, these studios offer the chance to secure a shared base while being part of a wider creative community.
Studio sizes, pricing and availability
The remaining studios are suitable for 5-7 and 7+ sharers, with approximate ranges:
- Studio sizes: 527-1,190 sq ft
- Total monthly rent: £840-£1,900 PCM
As a member of the London Affordable Artist Studio Network (LAASN), SET puts inclusivity and accessibility at its core.
Studios at SET Vauxhall are priced at £1.60 per sq ft PCM, all-inclusive with no hidden fees, covering utilities, 24/7 access, maintenance, cleaning, compliance, membership, and access to shared facilities as they’re fitted out.
Studios on 6th floor are designated ‘quiet areas’ (important)
These available studios are located on the 6th and 7th floor of SET Vauxhall.
Please be aware that due to neighbouring uses within the building, studios on floor 6 are designated ‘quiet areas’. Therefore, continuous or frequent use of power tools is not possible on this floor. However, the studios are well suited to:
- Painting and drawing
- Textile work and sewing machines
- Illustration and design
- Digital practices and desk-based work
Sharing a studio: Lead Members in Common option
We understand that sharing a larger studio can make space more affordable, collaborative, and social, especially for groups who already work well together.
For that reason, large studios at SET Vauxhall can operate using a Lead Members in Common model, meaning:
- Everyone sharing the studio is treated equally
- Each member signs their own Licence Agreement
- Each person pays their share directly to SET
- One person acts as a Studio Rep to help keep communication clear
There’s no single “lead tenant”. Responsibility is shared across the group from the outset, with each member jointly and severally liable for outstanding fees and health and health & safety. About the contract (3-month rolling)
These studios are offered on a three-month rolling agreement, with immediate move-in available the following Monday after each viewing.
We recognise that short-term contracts can be a concern. To help provide continuity and ensure we keep our community together, if a contract comes to an end, artists taking these studios will be offered priority first refusal on any future SET studios that become available across our centres at the time, where possible.
Studio setup
- Studios begin as open-facing spaces with internal partitions in place
- Doors, front walls, and shared facilities are added floor by floor
- Wi-Fi is currently being installed
- Secure fob access will be introduced as systems come online
- The full build is expected to be complete by Spring/Summer 2026.
Please note that for insurance and safety reasons, some activities aren’t permitted, including: public events or parties, hot works (work that cause sparks or flames), live or amplified music, spray painting or tattooing, licensable practices (beauticians, or any practice requiring a license etc.), or client-facing commercial activity.

Studio viewings
Viewings for large studios (5-7 and 7+ sharers) will take place on:
- Thursday 22 January, 2-4pm
- Thursday 29 January, 2-4pm
Studios are allocated on a first-come, first-served basis, with sign-up taking place in person on the day.
Immediate move-in is available the Monday following each viewing. For example, if you view on Thursday 22 January, move-in is available from Monday 26 January.
How to secure a studio
- Book a studio viewing via Outsavvy
- Attend your viewing and note your studio preferences
- Pay first month’s rent plus deposit before move-in date
- Lead Members to sign the licence agreement
- Collect keys and welcome pack
- Move in!
