SET is pleased to open studio viewings at SET Deptford, a new, small-scale arts centre adapted from a former offices and hall building in SE8, just a five-minute walk from Deptford station.
SET Deptford includes 20 genuinely affordable studio, supporting nearly 50 artists and collectives across a range of practices. Studios are offered with guaranteed workspace for six months, followed by a two-month rolling agreement.
Studios will be ready for move-in from 11 February. The centre includes both self-contained and newly partitioned spaces, with final internal fit-out works being completed ahead of occupancy.
Studios are limited and will be allocated first-come, first-served following in-person viewings.

About SET Deptford
Spanning just over 5,000 sq ft across two floors, SET Deptford is a small local centre, with approximately 20 studios. The scale of the space allows for a focused, working studio environment, with a mix of making and desk-based practices under one roof.
The space is part of SET’s wider network of artist-led centres across South London, including Greenwich, Lewisham and Peckham, and alongside the recent opening of SET Vauxhall.
To help keep the centre rooted locally, priority refusal will be given to artists living in and around Deptford and the wider Lewisham borough, though artists from across London are welcome where capacity allows.
Studio sizes and pricing
Studios are priced at £1.30 per sqft PCM, inclusive of rates and utilities with spaces ranging from 60 sq ft to 1075 sq ft and prices starting at just £70.00 PCM. These are some of the most affordable studios in South London, with no hidden fees.
How studios are allocated
- Studios at SET Deptford are allocated in person on the day of your viewing, on a first-come, first-served basis, with local artists prioritised.
- Artists who take a studio will be able to move in immediately (11 February)
- Studios are offered with guaranteed workspace for six months, followed by a two-month rolling agreement.
Please note: Certain practices are not permitted: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or client-facing commercial activities.

- If suitable, secure your studio in person on the day with first month’s rent and deposit.
- Collect keys and welcome pack
