We are incredibly excited to announce the launch of SET Wimbledon - a major new 30,000 sq ft arts centre located in the heart of South West London. Based in the former offices of St Georges House East, this site represents a significant new addition to our South London network, bringing much-needed genuinely affordable workspace to Merton.
We are now opening studio viewings for Phase 1, which consists of 20 pre-existing, self-contained rooms. These are our most affordable studios in the area and are ready for immediate use.
Viewings will take place on Wednesday 13 May, 2-4pm, with studios available for move-in from 1 June 2026.
Studios will be allocated on a first-come, first-served basis following the in-person viewing, with priority given to artists and collectives living or working in Wimbledon and the wider Borough of Merton.

About SET Wimbledon
Spanning approximately 30,000 sq ft across multiple floors, SET Wimbledon is one of our largest centres across the city. The project is rooted in our ethos of protecting space for the local artist communities across London; by repurposing this building, we are providing long-term security for artists in a city where genuinely affordable workspace is increasingly scarce.
The centre is opening in phases, with this first phase offering 20 self-contained rooms ideal for individual practices or small groups. As we continue to build out the remaining floors, more studios will be released, providing long-term security for artists and community groups in South West London.
To help keep the centre rooted locally, priority will be given to artists living and working in Wimbledon and the wider Borough of Merton, though artists from across London are welcome where capacity allows.
Studio sizes and pricing
Studios are priced at £1.45 per sq ft PCM, inclusive of rates and utilities.
- X-Small: £170 PCM (<117 sq ft)
- Small: £170-£290 PCM (117-200 sq ft)
- Medium: £290-£557 PCM (200-384 sq ft)
These Phase 1 rooms are pre-existing, self-contained spaces. Some feature glass walls or doors, making them excellent for focused, private work.
Important information for early members
As an early member of SET Wimbledon, please be aware of the following:
- Studio upkeep: In keeping with our DIY roots, our studios are maintained through a collaborative model. While SET manages the building and communal facilities, the day-to-day upkeep and internal maintenance of your individual studio are your responsibility.
- Maintenance support: SET provides support for standard repairs free of charge. However, because we are a charity with limited resources, lead times for non-urgent repairs can be significant.
- Ongoing site preparation: While your studio will be ready for use, the rest of the floors are still being built out. There will be noisy building work on-site for a number of weeks while the remaining studios are constructed.
- Infrastructure: The building does not currently have central heating. Wi-Fi is currently being installed and will be unavailable for the first few months.
- Length of contract: Workspace is guaranteed until February 2028, followed by a three-month rolling agreement. We require three months' notice should you choose to leave your studio.
How studios are allocated
- Studios are limited and allocated first-come, first-served following in-person viewings.
- Priority is given to local artists (Merton/Wimbledon).
- Certain practices are not permitted: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or client-facing commercial activities.

Step-by-step to securing a studio
- Read the Info Sheet: ensure you are happy with the studio terms and site conditions.
- Book a studio viewing via Outsavvy.
- Attend the viewing and note your top studio preferences.
- Have a short chat with a studio manager to answer questions and confirm eligibility.
- Secure your studio on the day (or shortly after) with first month’s rent and deposit.
- Collect keys and welcome pack.
- Move in from 1 June.
