SET is pleased to open the next round of studio viewings at SET Fulham, our warehouse-scale artist studio centre located at 27 Bagleys Lane in Fulham, West London, SW6 2QA.
Following our initial launch earlier this year, we have now divided up some of our larger spaces to introduce a new selection of mid-sized studios alongside a couple remaining large spaces. These offer genuinely affordable options for artists, collectives, ceramics studios, and groups of sharers.
Studios are available for immediate move in on Wednesday 22 July.
Studios will be allocated randomly on a lottery basis following the in-person viewing, with priority given to those living or working in Hammersmith & Fulham.

About SET Fulham
Spanning approximately 40,000 sq ft across two connected light-industrial warehouse buildings, SET Fulham provides large and mid-sized studio spaces designed to support making, production, rehearsal, storage, and performance-based practices.
The centre is part of SET’s wider network of artist-led centres across South London, including Greenwich, Deptford, Lewisham and Peckham, and SET Vauxhall.
To help keep the centre rooted locally, priority will be given to artists and collectives based in and around Hammersmith & Fulham, while welcoming artists from across London where space allows.
Who is the space suited for?
With our newly divided configurations, we now offer a mix of mid-sized and large-scale spaces. The site does not have small micro-studios, meaning it may particularly suit:
- fabrication and production-led practices
- photographers working at set-build or production scale
- sculptors and installation artists
- painters working at scale
- rehearsal, performance, making, or storage-based practices
- artist collectives or organisations sharing workspace
- groups of artists looking to share larger warehouse-scale studios
Studio sizes and pricing
- Our studios are some of the most affordable in West London, with no hidden fees, priced at £1.45 per sq ft PCM. Spaces range from 362 SQFT to 1924 SQFT, with prices ranging from £520 to £2790 PCM inclusive of rates and utilities.

Important information
As a studio member at SET Fulham, please be aware of the following core site details before booking:
- Studio upkeep: In keeping with our DIY roots, our centres are maintained through a collaborative model. While SET manages the building shell and communal facilities, the day-to-day upkeep, cleanliness, and internal maintenance of your individual studio are entirely your responsibility.
- Maintenance & support: SET provides support for standard structural repairs free of charge. However, because we are a charity operating with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Infrastructure: SET Fulham is a light-industrial building and will not have heating. Artists should consider this carefully when assessing suitability.
- Length of contract: Studios are offered with guaranteed workspace until January 2027, followed by a three-month rolling agreement. We require a three-month notice period should you choose to exit your workspace. Please note: While the formal guarantee runs until January 2027, we have had positive indications from the landlord that our tenancy will continue beyond this date.
How studios are allocated
- Studios are limited and allocated randomly on a lottery basis following in-person viewings.
- Artists who secure a studio will be able to move in from Wednesday 22nd July.
- Please note: Certain practices are not permitted, including public events or parties, hot works, live/amplified music, spray painting, tattooing, licensable practices, or client-facing commercial activity.

Step-by-step to securing a studio

- Attend the viewing and note your top studio preferences
- Have a short chat with a studio manager to answer questions and confirm eligibility – applicable to all non-existing SET studio members
- Once the lottery is drawn, successful applicants will be contacted to secure their studio with the first month’s rent and deposit.
- Collect keys and welcome pack
- Move-in date Wednesday 22 July
