We’re excited to announce that a brand-new round of studio viewings is now open at SET Broad Street - 15 Eldon St, London, EC2M 7LA a short walk from Liverpool Street Station.
These viewings feature newly constructed ground floor studio spaces. These spaces range from mid-sized to large studios, suitable for those with solo practices, groups, or collaborative setups.
We’re holding a round of viewings for these rooms on Wednesday 19th August 2026, with a start date on Wednesday 26th August 2026.
Important information for members:
- Pricing: Genuinely affordable at £1.50 per sq ft PCM, inclusive of rates and utilities.
- Security: Workspace at this site is guaranteed until March 2027, followed by a standard three-month rolling agreement.
- Studio upkeep: In keeping with our roots, our centres are maintained through a collaborative model. While SET manages the building shell and communal facilities, the day-to-day upkeep and internal maintenance of your individual studio are entirely your responsibility.
- Maintenance support: SET provides support for standard structural repairs free of charge. However, because we are a charity with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Infrastructure: The building does not currently feature central heating. Wi-Fi infrastructure is actively being integrated into these sections, but it will be unavailable for the first few months while the system is being fully established.

Studios are limited and will be allocated randomly on a lottery basis following the in-person viewing, with priority given to applicants and collectives living or working in the City of London.
Please note: For safety and insurance reasons, certain practices are not permitted on-site, including public events, hot works, live/amplified music without soundproofing, heavy spray-painting, tattooing, beauticians, or client-facing commercial retail activities.
