SET is thrilled to welcome you to SET Vauxhall, a 140,000 sqft artist centre at Camelford House on the Thames. The centre offers 250+ affordable studios for over 600 artists, alongside exhibition spaces, project areas, a café, and communal spaces.
Studios are some of the most affordable in Central London, priced at £1.60 per sqft PCM inclusive of rates, utilities, and Wi-Fi.
The 6 available studios are all lockable studios we have built on the first floor of SET Vauxhall. Each member will have fob access to the floor & keys to the contained space. You will have a communal kitchen shared between you and your floor mates. Only you, your floor mates & staff will have fob access to your floor. The building has 24 hour access and security. Practical info
- Price per Sqft: £1.60 (including communal kitchen space)
- September viewing date: Monday September 14th 2pm & 3pm & Tuesday September 15th 3pm & 4pm, both days. Please arrive on the hour to ensure viewing.
Advance booking via Outsavvy is required. Anyone arriving without a booking will be turned away. - Lockable studio-spaces.
- Certain practices are not permitted: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or client-facing commercial activities
- Studios will be allocated randomly on a lottery basis following the in-person viewing

- Attend the tour and note your top three studio preferences
- Pay first month’s rent plus deposit
- Collect keys and welcome pack
- Move in Monday 21st September
Important information
- Studio upkeep: In keeping with our roots, our centres are maintained through a collaborative model. While SET manages the building shell and communal facilities, the day-to-day upkeep and internal maintenance of your individual studio are entirely your responsibility.
- Maintenance support: SET provides support for standard structural repairs free of charge. However, because we are a charity with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Location: Camelford House, 89 Albert Embankment, London SE1 7TP (Upon arrival, you will be sent to the first floor reception to meet a member of SET staff who will escort you around the premises)
