We’re pleased to announce a new round of studio viewings for SET Wimbledon - our major 30,000 sq ft arts centre, directly opposite Wimbledon Station, only a 20 minute train ride from our flagship center in Vauxhall.
Located in the former offices of St Georges House East, this site brings much-needed, genuinely affordable workspace to the Borough of Merton for artists, makers, collectives, and other creative practices.
These spaces range from small to mid-sized studios perfect for solo practices, small collectives, or collaborative setups looking for a private environment, all offered at our highly accessible rates.
Reserving your studio
Studios at SET Wimbledon will be allocated on a first-come, first-served basis. This means that a studio is reserved for the first person to pay the required deposit, rather than simply the first person to attend a viewing. We recommend booking a viewing early, as studios may be reserved by the time you attend.
If you’d like to reserve a studio:
- Attend a viewing.
- Scan the QR code for live updates on available studios.
- Take photos of your preferred studios and their studio numbers.
- Chat with a studio manager.
- Pay the one-month deposit and show your payment confirmation.
- Receive confirmation from the studio team that your studio has been secured.
- Move into your new studio one week after!
Please note that attending a viewing does not guarantee you a studio. Studios are subject to availability and can only be reserved once the deposit has been paid.
All studio reservations are subject to your proposed use of the studio meeting SET’s health and safety and insurance requirements. For safety and insurance reasons, some activities aren’t permitted, including public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauty treatments, or commercial client-facing activities.
Once your payment has been confirmed, your chosen studio cannot be changed or swapped for another studio.
Deposit
- A one-month deposit is required to secure your chosen studio. Studios cannot be held without a deposit.
- The deposit is separate from your monthly studio rent and does not come off your first or last month’s rent.
- If you change your mind after paying the deposit, the deposit can be returned, but please note that refunds can take up to 30 days.
- When you leave the studio, your full deposit will be returned after the studio has been checked. Deductions may be made for damage or repairs beyond normal wear and tear.
Monthly payments
- Monthly studio payments are separate from your deposit and will begin when the studios are available to move into.
- This means you can reserve your studio in advance, pay the deposit at your viewing, and have some time to serve notice on your existing workspace before your monthly SET payments begin.
⚠️ Please note: You must book a viewing slot via Outsavvy in advance. Anyone who has not registered will unfortunately be turned away on arrival.

Studio sizes and pricing
Our studios are some of the most affordable in London, priced at £1.45 per sq ft PCM, inclusive of rates and utilities. Available spaces in this batch include:
- X-Small: £170 PCM (<76-117 sq ft)
- Small: £170-£318 (117-219 sqft)
- Medium: £421 – £680 PCM (290-469 sq ft)
About SET Wimbledon
Spanning approximately 30,000 sq ft across multiple floors, SET Wimbledon is one of our largest centres in the city. The project is deeply rooted in our ethos of protecting and providing creative space for local artist communities across London. By repurposing this building, we aim to provide long-term security for practitioners in a city where genuinely affordable workspace is increasingly scarce.
To help keep the centre rooted locally, priority will be given to applicants living and working in Wimbledon and Merton, though artists from across London are welcome to apply. We welcome artists and collectives of all practices.
Important information
As a studio member at SET Wimbledon, please be aware of the following core site details before booking:
- Studio upkeep: In keeping with our DIY roots, our centres are maintained through a collaborative model. While SET manages the building and communal facilities, members are responsible for the day-to-day upkeep, cleanliness and internal maintenance of their individual studios.
- Maintenance & support: SET provides support for standard structural repairs free of charge. However, because we are a charity operating with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Infrastructure: The building does not currently feature central heating. Wi-Fi is not yet available as the centre is still being built out, but we’re working to have the new system installed and operational as soon as possible.
- Length of contract: Workspace at this site is guaranteed until February 2028, followed by a standard three-month rolling agreement. We require a three-month notice period should you choose to exit your workspace.
