Following our successful launch earlier this year, we’re pleased to announce new rounds of studio viewings through the coming months for SET Wimbledon - our major 30,000 sq ft arts centre in the heart of South West London.
Located in the former offices of St Georges House East, this site brings much-needed, genuinely affordable workspace to the Borough of Merton for artists, makers, collectives, and other creative practices.
Because the centre is launching in phases, spaces are coming online as they’re ready. For this round, we’re opening advance bookings for our newly built 2nd and 3rd floor studios. These spaces range from small to mid-sized studios perfect for solo practices, small collectives, or collaborative setups looking for a private environment, all offered at our highly accessible rates.
- Price per sqft: £1.45
- Location: St Georges House East, 1 St George’s Road, London, SW19
- Start date: Typically one week following your viewing (confirm with studio managers during your slot).
- Viewing Dates: Rolling throughout August/September/October. If you can't make these dates, new viewing times will be released weekly, so feel free to join our SET Wimbledon waitlist or bookmark the page to stay updated!

Studios will be allocated randomly on a lottery basis following the in-person viewing, with priority given to those living or working in Wimbledon and the wider Borough of Merton.

Studio sizes and pricing
Our studios are some of the most affordable in London, priced at £1.45 per sq ft PCM, inclusive of rates and utilities. Available spaces in this batch include:
- X-Small: £170 PCM (<76-117 sq ft)
- Small: £170-£318 (117-219 sqft)
- Medium: £421 – £680 PCM (290-469 sq ft)
About SET Wimbledon
Spanning approximately 30,000 sq ft across multiple floors, SET Wimbledon is one of our largest centres in the city. The project is deeply rooted in our ethos of protecting and providing creative space for local artist communities across London. By repurposing this building, we aim to provide long-term security for practitioners in a city where genuinely affordable workspace is increasingly scarce.
As we continue to build out the remaining floors over the coming months, more studios will be released in phases. To help keep the centre rooted locally, priority will be given to applicants living and working in Wimbledon and Merton, though artists from across London are welcome to apply. We welcome artists and collectives of all practices.
Important information
As a studio member at SET Wimbledon, please be aware of the following core site details before booking:
- Studio upkeep: In keeping with our DIY roots, our centres are maintained through a collaborative model. While SET manages the building shell and communal facilities, the day-to-day upkeep, cleanliness, and internal maintenance of your individual studio are entirely your responsibility.
- Maintenance & support: SET provides support for standard structural repairs free of charge. However, because we are a charity operating with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Ongoing site development: While your studio will be fully constructed and ready for immediate use upon move-in, please note that parts of the building are still actively developing. Construction work will take place on-site between 9am-5pm, Monday to Friday. This may mean active building works and noticeable noise on your floor during these weekday hours as we continue to expand the centre over the coming weeks.
- Infrastructure: The building does not currently feature central heating. Wi-Fi infrastructure is actively being integrated into these sections, but it will be unavailable for the first few months while the system is being fully established.
- Length of contract: Workspace at this site is guaranteed until February 2028, followed by a standard three-month rolling agreement. We require a three-month notice period should you choose to exit your workspace.
How studios are allocated
- Studios are limited and allocated randomly on a lottery basis following in-person viewings.
- Priority is given to local artists (Merton/Wimbledon).
- Certain practices are not permitted: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or client-facing commercial activities.

Step-by-step to securing a studio
- Read the Info Sheet: ensure you are happy with the studio terms and site conditions.
- Book a studio viewing via Outsavvy.
- Attend the viewing and note your top studio preferences.
- Have a short chat with a studio manager to answer questions and confirm eligibility.
- Secure your studio on the day (or shortly after) with the full month’s rent and deposit.
- Collect keys and welcome pack.
- Move-in (typically 1 week after your viewing).
