Looking for a studio but don’t yet have people to share with?
We’ve heard from artists that while larger spaces can be appealing, finding people to share with isn’t always easy. That’s why SET is hosting its very first Studio Share Social at our new centre, SET Fulham.
The event gives artists looking for workspace the chance to meet others interested in sharing a studio and to explore the available studios at SET Fulham together.
Many of the studios at SET Fulham are large by design and work best when shared. This is an opportunity to meet other artists, see the spaces, and start forming potential studio groups.
You are welcome to attend on your own or with others, and you'll have the opportunity to sign up and request a studio on the day should you wish.
About SET Fulham:
SET Fulham is a new artist studio centre in West London, located at 27 Bagleys Lane in Fulham.
The site spans around 40,000 sq ft across two connected warehouse buildings, providing large studios suited to making, fabrication, rehearsal, storage and other space intensive practices.
SET Fulham is part of SET’s wider network of artist led centres across London, including Greenwich, Deptford, Lewisham, Peckham and Vauxhall.
The studios here are larger than typical artist studios and are often best suited to groups of artists sharing space.
Studio Sizes and Pricing
- Studios are priced at approximately £1.45 per sq ft per month, inclusive of rates and utilities.
- Spaces range from 390 sq ft to 1,894 sq ft, with prices from £560 to £3,210 per month.
- These are some of the most affordable large studio spaces currently available in West London.
- The average studio size is around 975 sq ft, making them particularly suited to shared use or practices requiring significant working space.
- Studios are offered with guaranteed workspace until January 2027, followed by a three month rolling agreement.
Studios do not have in-built partitions. During the event, studio sizes will be marked out on the floor so visitors can clearly see how the spaces could be divided.
Who is the space suited for?
Studios at SET Fulham are large by design, with no small studios available. The space may particularly suit:
- fabrication and production-led practices
- photographers working at set-build or production scale
- sculptors and installation artists
- painters working at scale
- rehearsal, performance, making, or storage-based practices
- artist collectives or organisations sharing workspace
- groups of artists looking to share larger warehouse-scale studios
Please note: SET Fulham is a light-industrial building and will not have heating. Artists should consider this carefully when assessing suitability.

How the Event Works
2pm - Introduction and Studio Tour
A short introduction followed by a tour of the available studios.
2:30pm – Studio Share Social
Explore the studios and meet other artists looking for space. Talk about your work, discuss studio needs, and see if sharing a space might work.
From 3:15pm onward – Studio Requests
If you form a group and feel ready to move forward, you can speak with a Studio Manager about requesting a studio.
If you would prefer more time, you are welcome to exchange contact details and follow up afterwards.
You do not need to arrive with a group. The event is designed to help people meet potential studio sharers.
How Sharing a Studio Works:
- Studio costs can be split between members of a group.
- Each member receives an individual invoice and pays SET directly, rather than one person collecting payments from the group.
- One member of the group acts as the Studio Representative and communicates with SET on behalf of the group.
- All members share responsibility for the studio and for maintaining safe use of the space.
- All members of the group have equal standing within the studio. No one member can “evict” another.
- The group collectively shares responsibility for the studio, including maintaining safe working conditions and meeting health and safety requirements.
Important:
Once the payment split between members has been agreed, it can be difficult to change. Any changes to the payment structure require a minimum of three months’ notice to SET.

FAQ's for Sharing:
What if one studio member leaves?
- The group is responsible for either replacing the sharer who has left or covering the remaining cost between themselves. If this cannot be resolved, the group may need to relinquish the studio.
What if members of the group falls out?
- SET cannot mediate relationships between studio members and is not responsible for connections formed at this event.
- If conflicts cannot be resolved within the group, the studio may need to be relinquished. SET will only intervene in cases of serious misconduct.
- SET will only ever intervene in instances of Gross Misconduct.
