SET is pleased to announce that early studio viewings are now open for our new centre in Farringdon, SET Saffron Hill. The studios are currently being fitted out and will be available to move into from 1 November 2026, so we’re offering viewings ahead of the opening for prospective members to visit the spaces and reserve their preferred studio.
SET Saffron Hill offers a range of small to medium-sized studios, priced between £256-£576 PCM, inclusive of rates and utilities. If you’re currently renting elsewhere and looking to move, reserving a new studio in advance also gives you time to serve any notice period on your existing workspace before your monthly SET payments begin.
About SET Saffron Hill
Located at 14b Cross Street, London EC1N 8UN, SET Saffron Hill is just a few minutes’ walk from Farringdon Station, one of the most well-connected stations in London.
The centre has 34 studios across Floors 7 and 8, ranging from small to medium-sized spaces. As a member of the London Affordable Artist Studio Network (LAASN), SET is committed to providing genuinely affordable and accessible workspace for artists in the city. Studios at the centre are priced at just £1.60 per sq ft PCM, inclusive of rates and utilities. This covers utilities, cleaning of communal areas, 24/7 access and refuse. Studio sizes and pricing
All our studios at Saffron Hill are small to medium and are priced between £256-£576 PCM, inclusive of rates and utilities.
During your viewing, you’ll be able to see the available studios and their exact sizes and prices, and speak to a member of the SET team about finding a space that works for you and your practice.
All artists are welcome to apply, though please note that for safety and insurance reasons, some activities aren’t permitted, including: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauty treatments, or commercial client-facing activities.

Book a viewing
If you’re interested in a studio, the first step is simply to book a viewing and come and have a look around.
Reserving your studio
Studios for SET Saffron Hill will be allocated on a first-come, first-served basis. This means that a studio is reserved for the first person to pay the required deposit, rather than simply the first person to attend a viewing. If you’d like to reserve a studio, please note that a one-month deposit must be paid on the day of your viewing. The studio will only be reserved once we have received the deposit.
Deposit
A one-month deposit is required to secure your chosen studio. Studios cannot be held without a deposit. The deposit is separate from your monthly studio rent and does not come off your first or last month's rent.
If you change your mind after paying the deposit, the deposit can be returned, but please note that refunds can take up to 30 days.
When you leave the studio, your full deposit will be returned after the studio has been checked. Deductions may be made for damage or repairs beyond normal wear and tear.
Please note that booking a viewing alone does not guarantee a studio. Studios are subject to availability and can only be reserved once the deposit has been paid.
Monthly payments
Monthly studio payments are separate from your deposit and will begin from 1 November 2026, when the studios are available to move into. This means you can reserve your studio in advance, pay the deposit at your viewing, and have some time to serve notice on your existing workspace before your monthly SET payments begin.

Before choosing a studio, please have a read through the following so you understand how the centre works. Any questions, please reach out to our team at info@setspace.uk
- Studio upkeep: In keeping with our DIY roots, our centres are maintained through a collaborative model. While SET manages the building and communal facilities, the day-to-day upkeep, cleanliness, and internal maintenance of your individual studio are entirely your responsibility.
- Maintenance & support: SET provides support for standard structural repairs free of charge. However, because we are a charity operating with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
- Building works: The centre is currently being built out, with final works continuing ahead of the November opening. Studios will be ready to move into from 1 November 2026.
- Heating & Wi-Fi: The building does not currently feature central heating. Wi-Fi is not yet available as the centre is still being built out, but we’re working to have the new system installed and operational as soon as possible.
- Contract length: Your initial studio agreement is for 18 months, with a break option after 12 months. This does not mean the agreement automatically ends after 12 months - if the break option isn’t used, the agreement continues until the end of the 18-month term. After the initial agreement, the studio moves to a three-month rolling agreement.
- Move-in date: Studios will be available to move into from 1 November 2026.
- Payments: A deposit of one month’s rent is payable to reserve your chosen studio. Monthly studio payments will not begin until 1 November 2026, when the studios are available to move into.
- Access: All studios are located across Floors 7 and 8, with lift access available throughout the building.
